PERMANENT RESIDENCE PERMIT OF AN INVESTOR – GOLDEN VISA

A citizen of a third country that is not a member of the European Union may apply for a permanent investor residence permit in Greece for a period of five (5) years with the possibility of renewal if they have entered the country legally with any entry visa or resides legally in the country, even if the residence permit that they (citizens) hold does not allow a change of purpose in the event that:

a) they own, by full ownership and county, real estate in Greece or have entered into a long-term complex tourist accommodation contract (at least 10 years duration) or a tourist accommodation timeshare contract. In particular, for the Regional Units of the North, Central and South Sectors of Athens and the Municipality of Vari – Voula – Vouliagmeni of the Attica Region, the Municipality of Thessaloniki of the Central Macedonia Region and the Regional Units of Mykonos and Santorini of the South Aegean Region, the minimum value of real estate by the time of its acquisition or the total contractual rent of the leases of hotel accommodation or tourist homes is set at five hundred thousand (500,000) euros and must have been paid in full before submitting the request for the granting of the investor’s permanent residence permit while the investment through the purchase of real estate of property takes place in a single property. For the other regions of the country, the minimum value of the real estate at the time of its acquisition or the total contractual rent for the leases of hotel accommodations or tourist homes is set at two hundred and fifty thousand (250,000), while the investment through the purchase of real estate is made in one or more properties. In the case of co-ownership of a property, worth 250,000 or 500,000 euros, (depending on the location of the property) the right of residence is granted, only if the owners of the property are husband and wife who hold an undivided share of the co-ownership.

The citizen of a third country may also be accompanied by their family members who are granted, upon their application, an individual residence permit that expires at the same time as the dependent’s residence permit. Family members are defined as: (a) the other spouse or partner with whom the third country citizen has entered into a cohabitation agreement in Greece, (b) the unmarried joint children of the spouses or partners under the age of twenty one (21) years old, (c) their unmarried children
maintainer or the other spouse or partner, as long as custody has been legally assigned to him/her for the children of the maintainer, and for the children of the spouse or partner under the age of twenty-one (21) to him/her, (d) the direct ascendants of spouses or partners.

b) They are an adult and acquired full ownership and jurisdiction as an intestate or testamentary heir or as a result of parental support, real estate in Greece.
